A well-finished basement adds living space at a lower cost per square foot and, converted into a compliant unit, generates immediate rental income. It also demands rigour: humidity control, foundation-wall insulation, clear height, egress windows and plumbing that often has to be created.

We always start with a foundation and drain diagnosis, then design the layout in 3D. Built-in furniture (under-stair storage, wall unit, bar) is made in our workshop to use every inch.

What basement finishing includes

  • Humidity, foundation and French-drain diagnosis
  • 3D plans and permit application (including a unit if desired)
  • Insulation, vapour barrier, partitions and soundproofed ceiling
  • Plumbing, additional bathroom, electrical and recessed lighting
  • Flooring, doors, finishing and paint
  • Built-in furniture made in the workshop

Frequently asked questions about basement renovation

Do I need a permit to finish a basement in Montreal?

Yes, finishing a basement requires a borough permit, and creating a unit also requires meeting zoning and safety rules (height, egress windows, exits). We prepare the file.

Can a basement become a rental unit?

In many boroughs, yes, if zoning allows it and clear-height, natural-light and exit requirements are met. We check feasibility before drawing the plans.

What if the basement is damp?

We start with the cause: French drain, cracks, grading or ventilation. Insulating a damp basement without fixing the source is the surest way to lose the investment.
