BeforeAfter
BeforeAfterPlexes built between 1900 and 1950 have hardwood floors worth saving, original mouldings and woodwork, but also tired wood structures, poorly soundproofed party walls and cast-iron plumbing. Renovating a plex means knowing what to keep, what to restore and what to replace.
Ébénisterie SAM combines the general contractor, who manages structure and permits, and the cabinetmaker, who restores woodwork and staircases and builds the built-in furniture. We work for owner-occupants as well as investors renovating a unit between tenants.
What a plex renovation includes
- Assessment of the structure, party walls and envelope
- Permit applications and PIIA compliance (facades and heritage sectors)
- Soundproofing of party walls and ceilings between units
- Turnkey kitchen and bathroom, plumbing and electrical to code
- Restoration of original floors, mouldings, doors and staircases
- Built-in furniture made in the workshop for narrow spaces

Frequently asked questions about plex renovation
What is the PIIA and does it apply to me?
The PIIA (site planning and architectural integration programme) is a borough by-law governing the appearance of buildings in certain sectors, notably plex facades in the Plateau, Outremont or Rosemont. Interior work is generally not covered, but windows, doors and balconies often are. We check for you.
Can a party wall be soundproofed?
Yes. Depending on the construction, we add a decoupled partition with acoustic insulation and soundproofing drywall, which noticeably improves comfort between two units.
Do you renovate a unit between tenants?
Yes, often. We propose a tight schedule (kitchen, bathroom, floors, paint) to limit vacancy, with a quote adapted to a rental unit.
In which neighbourhoods do you renovate plexes?
Mainly Plateau-Mont-Royal, Villeray, Rosemont-La Petite-Patrie, Hochelaga, Verdun, Outremont, NDG and Ahuntsic, but we travel anywhere on the island.
